Selling a distinctive property

Distinctive homes aren't sold the way subdivision homes are. The buyer pool is smaller, the value story is more particular, and privacy often matters as much as exposure. The approach has to fit the property.

1. The value conversation

At the upper end, comparables are scarcer and the spread between them is wider. Valuing a distinctive property means weighing land, build quality, and provenance against the handful of genuinely comparable sales — and being honest about what the evidence supports.

2. Presentation

Preparation is tailored, not a checklist. Some properties warrant staging and twilight photography; others are best shown exactly as they live. We decide together what serves the home.

3. Discretion and exposure

Broad exposure sells most homes; some sellers prefer a quieter path. We'll talk plainly about the trade-offs between the two and set the approach you're comfortable with before anything goes to market.

4. Negotiation and closing

Offers at this level tend to be fewer and more considered, and terms carry real weight — deposits, closing flexibility, inclusions. I handle the negotiation directly and stay involved through closing.
